Zaini holds a Bachelor of Environmental Design from Texas A&M University (1989), and a Master of Architecture from The University of Michigan (1992). He is affiliated with the Lembaga Akitek Malaysia, Pertubuhan Arkitek Malaysia, and Pertubuhan Perekabentuk Dalaman Malaysia.

Since 2006, Zaini has been the Managing Director of Z&SR Architectural Ventures Sdn Bhd and Principal of ZSR Design Group. He has also been the Principal of Zaini Mufti Architect since 2004 and served as Director of the Kuala Lumpur Architecture Festival (KLAF) 2023. His previous roles include Managing Director at Zenithal Creative Works Sdn. Bhd. and positions at FD Associates Sdn. Bhd. and The University of Michigan.

In accreditation, Zaini has been a council member of the Majlis Akreditasi & Pendidikan Senibina Malaysia (MAPS Malaysia) and the Council of Architectural Accreditation & Education Malaysia. He has led and participated in numerous accreditation and advisory visits for architectural and interior design programs.

Zaini is committed to corporate social responsibility (CSR) and the architectural industry. He was the benefactor for the PAM-ZSR Architectural Prize from 2014 to 2019, funded best architecture student awards at Universiti Putra Malaysia and IIUM, and sponsored the 1st International Architectural Education Exhibition & Conference. He has made donations to orphanages, the PAM Palestine Humanitarian Fund, and provided aid to flood victims in Pantai Timur.

In industry service, Zaini has held influential roles, including director of KLAF 2023, council member for Pertubuhan Akitek Malaysia (PAM), technical reviewer, and co-chairman of PAM awards and competition committees.

Zaini's professional experience includes public art sculptures for the National Art Gallery, housing projects like Perumahan Penjawat Awam 1Malaysia, commercial ventures such as Mercu Zikay, and public and institutional buildings. He has worked on industrial and interior design projects and received multiple PAM Awards, international recognition, and first prize in the Light & Motion Putrajaya (LAMPU) Installation competition.
